Monsoon Guide: Protecting Your Investments (Roofs)

Getting a leak during monsoon season isn’t a matter of IF it happens, it’s a matter of WHEN. No matter how old or new your roof is, leaks are just a normal thing during Phoenix's annual storms. Let’s go over some ways to proactively protect the roofs of your investments. 

  1.  Roof Inspection (Start here!)

Before monsoon season arrives, it is crucial to conduct a thorough roof inspection. Fixing any issues before the storms hit is key to minimizing damage and therefore minimizing cost. 

  1. Clean Gutters & Downspouts

Clogged gutters and downspouts can lead to water buildup, causing leaks and potential damage to your home’s foundation. Clear any debris, leaves, or dirt from your gutters and downspouts to ensure a smooth flow of rainwater away from your roof and home. 

  1. Trim Overhanging Branches

Strong winds during monsoon season can cause overhanging tree branches to scrape against your roof, leading to damage. Trim back any branches that are within 3 feet of your roof. 

  1. Check Seals and Flashings

Inspect the seals and flashings around vents, chimneys, skylights, and other roof penetrations. Damaged or deteriorated seals can be a significant source of leaks. Replace any worn-out seals of flashings to maintain a watertight roof. 

  1. Install Weatherproof Barriers

Consider installing weatherproof barriers, such as roof underlayment or waterproof membranes, to provide an extra layer of protection against heavy rainfall. These barriers can prevent water from seeping through and damaging the interior of your investment. 

  1. Maintain Attic Ventilation

Proper attic ventilation helps reduce moisture buildup and prevents mold growth. Check that your attic vents are clear and functioning correctly. Good ventilation will also help extend the lifespan of your roof. 

  1. Check Insulation

Inspect the insulation in your attic and ensure it is in good condition. Wet or damaged insulation loses its effectiveness and can lead to energy loss as well as potential water damage.
