According to LinkedIn News, Investors are swarming the housing market, as higher prices and mortgage interest rates discourage the individual home buyer.  The investor segment accounts for 1/3 of purchases year to date, which results in the highest ever market share. Even smaller investor firms (owning under 100 homes) are able to make deals with anxious builders, as traditional buyers are reluctant.  The predicted trend is likely to drive prices even higher in the months to come.

 

1 in 3 single family homes sold this year were purchased by smaller-scale investors and syndicates, who are scooping up homes which otherwise would go to families.  Meantime, first-time homebuyers are feeling stuck.  Ownership is seeming more and more out of reach for homebuyers overall, as mortgage rates continue to be high, lending standards are getting tighter and housing prices are staying high.   

 

Trends would be different if we were in a hot economy, but since we are not, volume of transactions has decreased. And the lack of affordability is pushing the individual buyer out of the market.

 

Consequently, in this market, sellers are more likely to entertain offers from investors, as the traditional buyer continues to stay on the side-lines.
