Most fix and flip conversations stop at the sale. Brian and Gina Kingdeski of Green Light Buying Machine run a different play: buy the house, renovate it for co-living, and launch it on the PadSplit platform as a cash flowing asset. They are the investor and the licensed general contractor on the same deal. This month they show how their program trains fix and flippers to turn up cash flow by shifting to flipping Padsplits.

Lease options get talked about as a workaround. Arturo Mojica has been running them in Tucson as a working strategy for years. A former engineer, he left the corporate world to build a cash flow portfolio with his wife Maria, and since their first rental in 2008 they have put together single family, student, lease option and sober living rentals, with a HomeVestors franchise adding wholesaling and fix and flip on top. This month he sits down for a fireside chat on what is actually working in this market.
