IN EFFECT NOW -PHOENIX LANDLORDS ONLY
4/6/23-New source of income discrimination ban“Come April 6, residents in Phoenix using governmental assistance will have a new and needed tool to advocate for their right to affordable and fair housing,” said Vice Mayor Yassamin Ansari. “The enforcement of our source of income discrimination ban will help residents find and keep their homes – ensuring that fewer residents end up in the grip of homelessness.”
Zona law will be at the Monday main AZREIA meeting providing some insight – This happened so fast I hope to have more info coming soon.
Phoenix Landlords-For now here is the Phoenix.gov article and some information.

We have enough investors representing Arizona that we have enough votes to put pressure on law makers and petition the State. Having a lawyer is not enough. Does anyone know the statistics for how many people are on section 8 housing? Is there an antisipation that the need for section 8 housing will increase? Is the State planning to amend the qulaification making section 8 easier to obtain? These are all questions we need to investigate. The current Democratic party has been increasing the publics dependancy on government assistance and has been overerly generous in doling out money we dont have to pay for public services while destroying capitalism. ASK WHY? I will throw my name in the hat to head up a Politcal Action Committee on behalf of investors in Arizona but I will need help…lets do this

June 1, 2023 at 1:15 pm #87847Molly MatthewsKeymasterJennifer, have you checked out our Bill Track 50 widget on the website yet? You can access it through the Membership Learning Hub or if you CLICK HERE. Its a resource that helps you view bills in legislation, what they’re about, and which legislators are acting on them, how they’re voting, etc so you know the right legislators to reach out to.
From what I’ve heard, there is not an anticipated increase in the need, but there is a new protected class that is source of income. This is important for landlords to know if their properties would now be eligible for Section 8 housing since you can no longer use source of income as a qualifier. Zona Law has covered this topic several times in their recent newsletter articles as well as in a podcast that you can watch here: ZONA LAW PODCAST
Zona Law also does considerable lobbying for investors, as they are also affiliated with the Arizona Multihousing Association. Garrick O’Connell, leader of the Income Property Owners Subgroup is also keeping a very keen eye on this as well and has been providing great information and resources to our members in his group. If you’re able to make it, I hope you can come to the IPO subgroup tonight as he has a guest speaker who will be covering this specific topic. 🙂
September 11, 2023 at 12:08 pm #92213Jennifer StekkingerParticipantMolly I personally know Garrick attend his meetings and have heard Zona Law’s update at our monthly meetings. I am not speaking out against Zona Law, they are doing great work. I appreciate their updates and work and effort they put in to support us. Personally we need to do more and I am advocating for action not reaction. The state(s) are marching toward socialist housing. I saw this in Europe as rental housing was bought up by real estate investment giants who eliminated the private investors by low balling the rents for said, “affordable housing” needs making it impossible for private investors to compete in the rental market space. Private investors who don’t outright own the property are forced to sell and guess who buys their property? This is the current status in Europe. It absurd to think we are not next in these times….
